Some garage door seal installations benefit from an adhesive sealant in addition to or instead of mechanical fixings. Choosing the right adhesive ensures the seal bonds reliably and remains in place through temperature cycling and repeated door operation.

Silicone Sealant

Silicone sealant is the most widely appropriate adhesive for garage door seal installations. It bonds well to metal, rubber, PVC, and concrete surfaces, remains flexible through temperature extremes, is water-resistant, and does not shrink significantly on curing. For adhering a rubber or PVC seal to a metal frame, a neutral-cure silicone sealant is preferred over acetoxy-cure types, which can corrode metal surfaces through the acetic acid released during curing. Apply silicone in a continuous bead along the bonding surface, press the seal into position, and allow 24 hours to cure before exposing to water.

Construction Adhesive

For heavier threshold seals that need to be bonded to a concrete floor, a polyurethane or MS polymer construction adhesive provides higher initial and long-term bond strength than silicone alone. These adhesives are available in cartridge form and are applied by the same caulking gun as silicone. They provide very strong adhesion to concrete and are resistant to the point-load stresses that a threshold seal experiences when driven over by a vehicle. Allow the full cure time specified by the manufacturer before driving over the seal.

Double-Sided Tape

Heavy-duty double-sided tape provides a quick-setting bond for lighter seal profiles and is useful for supplementing mechanical fixings on self-adhesive seals where the factory adhesive backing is insufficient. Automotive-grade or HVAC-grade double-sided foam tape provides a better bond than standard stationery tape and can be used on clean, dry surfaces to fix foam draught strips to door frames. For outdoor use, select a tape rated for outdoor temperature ranges and UV exposure.
