Garage Door Seal Maintenance Checklist for Homeowners
An annual inspection and clean is sufficient to keep most garage door seals in good condition. Visual Inspection
With the door closed, examine the seal around the full perimeter of the door. Look for any section that has pulled away from the frame or door panel, for cracks or splits in the rubber profile, and for areas where the seal has flattened and lost its original shape from compression set. Any cracked or detached section allows gaps to form that defeat the purpose of the seal. Note any areas of concern for action.
Contact Check
On a dry day, close the door and run your hand along the outside edge of the seal at the frame junction. Feel for cold air movement that indicates a gap. Alternatively, shine a torch around the door edge from outside while someone inside looks for light penetration. Any visible light indicates a gap. On a rainy day, check inside the garage for water that has tracked in under or around the door: this is the most reliable indicator of seal failure.
Flexibility Check
Open the door and gently flex the rubber seal material between your fingers. Healthy rubber seal material should be flexible and springy, returning to its original shape when released. A seal that has hardened, cracked when flexed, or crumbles is at the end of its life and needs replacing before winter.
Cleaning
Clean the seal surface with a mild soapy water solution and a soft cloth. Remove any accumulated dirt, bird droppings, or debris from around the seal junction. Rinse and dry. On rubber seals, apply a small amount of rubber conditioner or silicone spray after cleaning to maintain flexibility and prevent UV-related hardening. Do not use solvent-based cleaners on rubber seals as these strip the plasticisers that keep the rubber flexible.
The best time for a seal inspection is in autumn, before cold and wet weather, so any necessary repairs or replacements can be made before winter conditions arrive. A seal that is borderline in October will almost certainly fail during the winter. Replacing it in autumn means the garage is weatherproof for the season.
