Log burners have become a popular choice for homeowners seeking a focal point and supplementary heating, and many new build buyers ask whether they can install one. The answer is yes in principle, but new build properties present specific challenges that make it more complex and expensive than installation in an older property.

The Air Tightness Challenge

Modern new build properties are constructed to high levels of air tightness to meet current Building Regulations energy efficiency requirements. This is excellent for thermal performance and heating bills, but a traditional wood-burning stove relies on drawing combustion air from the room, which in turn draws fresh air into the building from outside. In a very air-tight house, a log burner can struggle to draw sufficient combustion air, perform poorly, and in extreme cases cause backdrafts that pull flue gases back into the room.

The solution is to install an external air supply directly to the stove, known as an external air kit or direct air supply. This routes fresh air from outside directly to the stove's air intake, bypassing the room entirely. It is a standard solution for installations in modern air-tight buildings but adds to the cost and complexity of the installation.

The Flue

Every wood-burning stove requires a flue to vent combustion gases to the outside. In older properties with existing chimneys this is relatively straightforward. New builds typically have no chimney, which means a twin-wall insulated flue system must be installed, running either up through the interior of the building and through the roof, or in some cases externally up the outside wall. Both routes have aesthetic and practical implications and must be designed to meet Building Regulations requirements for flue height and termination position.

The installation must be designed so that the flue terminates at the correct height above the ridge or other roof features to ensure adequate draught and to comply with the relevant standards. A poorly terminated flue can result in poor draw and stove performance.

Building Regulations and Competent Person Scheme

Installation of a solid fuel appliance requires Building Regulations compliance. The installation must be carried out by a competent person registered with the HETAS scheme (Heating Equipment Testing and Approval Scheme) or notified to and inspected by the local authority Building Control. A HETAS-registered installer can self-certify the work and issue a building regulations compliance certificate, which is needed when you come to sell the property.

Smoke Control Areas

Many urban and suburban areas in the UK are designated Smoke Control Areas under the Clean Air Act. In these areas, you can only operate a solid fuel appliance that burns an approved fuel or that is itself an approved exempt appliance. Most modern defra-exempt log burners qualify as exempt appliances in Smoke Control Areas, but this should be confirmed before purchase. Burning standard wood in a non-exempt stove in a Smoke Control Area is a criminal offence.
