How Much Is a House Survey?

A RICS Home Survey Level 2 (Home Buyer Report) typically costs £400 to £800. A full Level 3 Building Survey costs £600 to £1,500 depending on property size and complexity.

Commissioning an independent building survey when buying a property is one of the most important steps a buyer can take to protect their investment. The cost of the survey is modest relative to the value of the property and the potential cost of undiscovered defects. Different survey types are appropriate for different property types and buyer circumstances.

RICS Home Survey Level 1: Condition Report

The most basic survey product, providing a visual inspection and a traffic-light condition rating for each element of the property without detailed commentary or market valuation. A condition report typically costs two hundred and fifty to three hundred and fifty pounds for a standard property. It is suitable for new or nearly new properties in good condition where the buyer wants a professional overview but does not require detailed commentary on specific elements.

RICS Home Survey Level 2: Home Buyer Report

The most commonly commissioned survey for standard residential properties. The surveyor inspects all accessible areas, assesses condition using traffic-light ratings and written commentary, identifies significant defects and maintenance needs, and provides a market valuation and reinstatement cost estimate for insurance purposes. The fee for a Level 2 survey varies with the property's value and size. A standard three-bedroom property worth two hundred to three hundred thousand pounds is typically four hundred to six hundred pounds. A larger or higher-value property costs up to eight hundred pounds or more.

RICS Home Survey Level 3: Building Survey

The most comprehensive survey product, providing a detailed assessment of all accessible and visible elements, with more extensive commentary on condition, the likely causes of defects, repair options, and their implications. Recommended for older properties, those of unusual or non-standard construction, properties with obvious signs of defects, or buyers who want the most thorough assessment available. A Level 3 survey typically costs six hundred to one thousand pounds for a standard three to four-bedroom property, rising to one thousand two hundred to one thousand five hundred pounds or more for large or complex properties.

What the Survey Fee Includes

The survey fee covers the surveyor's time on-site for the inspection, the preparation and delivery of the written report, and any follow-up communication to clarify points in the report. It does not include specialist surveys for specific issues identified during the inspection, such as a structural engineer's assessment of a crack, a damp specialist's survey, or a drainage CCTV survey. These are recommended as additional reports when the building surveyor identifies issues that warrant specialist investigation.

Do not choose a surveyor solely on price. A survey is only as valuable as the thoroughness of the inspection and the clarity of the report. Asking for a sample report, checking that the surveyor is RICS-registered, and confirming that they have experience with the type and age of property being surveyed are more important selection criteria than fee level alone.

Mortgage Valuation vs Survey

The mortgage valuation arranged by the lender is not a survey and should not be relied upon as one. It is a brief inspection to confirm that the property provides adequate security for the loan. Buyers who do not commission their own survey are accepting the risk of undiscovered defects, which can be expensive to remedy after completion.

Summary

A Level 2 Home Buyer Report costs four hundred to eight hundred pounds for a standard property. A Level 3 Building Survey costs six hundred to one thousand five hundred pounds depending on size and complexity. The survey fee is modest relative to the property value and the cost of undiscovered defects. Choose a surveyor based on RICS registration, relevant experience, and report quality rather than fee level alone.
