What Is a Cold Roof?
A cold roof is a roof construction where insulation is placed at ceiling level rather than at rafter level, leaving the roof void unheated and ventilated. It is the standard approach for unused loft spaces.The term cold roof describes a method of insulating a roof structure where the thermal insulation layer is positioned at ceiling joist level, beneath the roof void, rather than at rafter level within the sloping part of the roof. Understanding the difference between a cold roof and a warm roof is important for anyone insulating a roof or converting a loft.
How a Cold Roof Works
In a cold roof, the ceiling of the rooms below the roof is the insulated plane. The loft space above the insulation is therefore cold, experiencing temperatures similar to the outside air. The roof covering, underlay, and structural timbers are all in the cold zone above the insulation. For the roof structure to remain dry and free from condensation, the cold void must be adequately ventilated so that any moisture vapour that finds its way in from the warm zone below, or from any moisture within the structure, can be removed by air movement rather than condensing on the cold surfaces.
Ventilation Requirements
BS 5250 and the current Building Regulations set out the ventilation requirements for cold roofs. A typical cold roof requires a cross-ventilation gap at eaves level on both sides of the roof, and a ventilation gap of at least 50mm between the top of the insulation and the underside of the roof deck or sarking boards throughout the roof slope. This gap allows air to enter at the eaves, travel up the slope, and exit at the ridge or via cross-ventilation openings.
If the ventilation gap is inadequate, moisture accumulates in the cold zone, leading to condensation on the roof timbers, deterioration of the underlay, and eventually rot in the roof structure. Ensuring the required ventilation gap is maintained when insulating a cold loft is essential.
Cold Roof vs Warm Roof
The alternative to a cold roof is a warm roof, where the insulation is placed at rafter level rather than ceiling level, so that the entire structural roof is within the warm zone. A warm roof eliminates the need for a ventilation gap and is the required approach for a habitable loft conversion where the roof space is occupied as a living area. The warm roof construction is more complex and expensive but provides better thermal performance for a habitable space.
The most cost-effective approach to insulating an unused cold loft is to lay mineral wool between and over the ceiling joists to a total depth of 270mm. This is also one of the most cost-effective home energy improvements available. Government grants through energy suppliers may contribute to or cover the cost of loft insulation in many homes.
