What Is the Pitch of a Roof?
Roof pitch is the angle of inclination of the roof slope. It is expressed either in degrees from the horizontal or as a ratio of rise to run. How Pitch Is Measured

Alternatively, pitch can be expressed as a ratio of rise to run, sometimes written as a fraction such as 1 in 4, meaning for every 4 units of horizontal distance the roof rises 1 unit. In the United States, pitch is commonly expressed as rise per 12 units of run, so a 4:12 pitch means 4 inches of rise for every 12 inches of run, equivalent to approximately 18 degrees.
Common UK Roof Pitches
Most residential properties in the UK have pitched roofs in the range of 30 to 45 degrees, with 35 to 40 degrees being the most common for standard interlocking concrete tile roofs. Victorian and Edwardian properties with natural slate roofs often have steeper pitches of 45 to 50 degrees. Traditional thatched roofs have very steep pitches, typically 50 to 55 degrees, to shed water from the thick thatch. Modern low-pitch extensions with profiled metal or single-ply membrane roofs may have pitches of 5 to 15 degrees, above the threshold for the specific material used.
Why Pitch Matters for Roofing Materials
Different roofing materials have minimum pitch requirements below which they cannot be used reliably. Interlocking concrete and clay tiles typically require a minimum pitch of 17.5 to 22 degrees. Plain tiles require a minimum of 35 degrees. Natural slate can be laid at as low as 20 to 25 degrees depending on headlap. Flat membrane systems such as EPDM and GRP are designed for near-flat applications down to 1 to 2 degrees. Specifying a roofing material for a pitch below its minimum requirement leads to water penetration at the laps.
Pitch and Loft Space
Higher pitch angles produce more usable loft volume for the same building footprint. A 35-degree pitch produces considerably less headroom at the eaves than a 45-degree pitch. For loft conversions, the available pitch and ridge height are the primary factors determining whether usable floor area of sufficient height can be achieved without structural alterations such as raising the ridge or introducing a dormer.
When designing an extension, matching the pitch of the existing house roof in the extension roof improves the visual coherence of the combined structure. Very different pitches on connected roofs create a jarring visual discontinuity. Planning applications in conservation areas may include conditions specifying that extension roof pitches must match the existing building.
