Choosing a Commercial Garage Door Seal Kit

A loading bay, workshop or storage unit can lose heat and let in rain long before there is an obvious fault with the door itself. A correctly selected commercial garage door seal kit closes the gaps around the opening, helping to keep out draughts, standing water, dust and wind-blown debris without affecting daily operation.

For a door used several times a day, sealing is not a cosmetic upgrade. It can protect stored stock, make work areas more comfortable and reduce the risk of water tracking across the floor. The right kit depends on the door type, the condition of the floor and where the gap is occurring. Buying a seal that is simply long enough is rarely enough.

What a commercial garage door seal kit does

Commercial door seal kits are designed to seal the perimeter of a garage, workshop or industrial door. Depending on the kit, this may include a floor-mounted threshold, a bottom-door seal, side seals, a top seal or a combination of these components.

The most effective arrangement deals with the complete route water and air can take. A threshold creates a raised barrier at the floor, while the flexible seal on the bottom edge of the door compresses against it when closed. Side and top seals fill the gaps between the door and frame. This is particularly useful on older doors, where small changes in the frame or building structure have opened up gaps over time.

A seal will improve the weather resistance of the opening, but it cannot correct a badly fitted, distorted or damaged door. If rollers, tracks, hinges, cables or springs are causing the door to sit unevenly, address those faults first. Otherwise, the new seal may wear quickly and still leave an opening at one corner.

Find where the gap is before choosing a kit

Close the door in daylight and inspect the full perimeter from inside the building. Light showing below the door usually points to a worn bottom seal, an uneven slab or both. Water entering at the corners may need a threshold with returned ends, as well as a bottom seal that reaches the floor evenly.

Gaps along the sides or above the door need a different approach. A floor threshold will not stop wind-driven rain passing around the frame. Side and top brush seals or rubber flaps are normally the better choice, provided they suit the way the door travels.

It also pays to watch the door through a complete opening and closing cycle. Up-and-over doors, sectional doors, roller shutters and sliding doors all move differently. A seal that works well on a static side frame may snag on a moving panel or guide rail if it is not positioned correctly.

Check the floor, not just the door

Commercial floors are rarely perfectly level. Concrete can settle, crack or slope towards the entrance, while older sites may have worn channels where vehicle tyres regularly pass. Measure the widest gap beneath the closed door at several points, not just in the centre.

If the floor falls away from the building, a threshold seal can make a major difference by creating a small dam for surface water. It is not intended to hold back deep flooding, however. Where water regularly runs towards the entrance, drainage and the surrounding ground level may need attention as well.

Choosing the right commercial garage door seal kit

The first decision is whether you need a threshold-only solution, a replacement bottom seal, or a full perimeter kit. There is no benefit in fitting every type of seal if the only issue is a perished strip at the bottom of an otherwise well-fitted door. Equally, replacing only the bottom seal will disappoint if cold air is coming through both side gaps.

A threshold kit is often the practical choice for garages, workshops and units with a concrete floor. It is bonded to a clean, dry surface and works with the existing bottom edge of the door. Choose a profile tall enough to meet the door seal, while allowing the door to close without excessive force. A taller threshold generally provides better protection against water, but may be less suitable where trolleys, pallet equipment, motorcycles or vehicles cross the entrance frequently.

Bottom seals need to match the door’s existing retainer or fixing method. Some slide into an aluminium carrier, while others screw, rivet or clip onto the door. The shape of the channel and the width of the seal matter as much as the overall length. Where possible, compare the old seal’s profile and dimensions before ordering.

For side and top sealing, consider whether a brush strip or rubber flap is more appropriate. Brush seals cope well where the surface is uneven or where the door has slight movement, making them common on roller shutters and industrial doors. Rubber flaps can provide a tighter weather seal against a consistent surface, but need correct alignment to avoid dragging or folding back.

Material and durability matter on busy sites

A commercial entrance puts seals under more strain than a lightly used domestic garage. Forklift vibration, regular vehicle traffic, temperature changes and repeated door cycles all take their toll. Look for flexible, hard-wearing materials that remain effective through cold and wet UK weather.

Rubber and PVC-based seals are widely used because they compress well and resist general weathering. Brush seals are useful where the opening is irregular and a rigid contact seal would bind. The best material is not always the thickest one. A seal must flex, recover its shape and avoid placing unnecessary load on the door motor, locking points or closing mechanism.

If the door is automated, check the closing action after fitting. A new bottom seal or high threshold can increase resistance at the final point of travel. On some installations, the travel limits or safety settings may need adjustment by a competent person. Do not override safety devices simply to force the door shut.

Measuring for a proper fit

Measure the clear width of the opening at floor level and again at the top. Do not assume the frame is square. For a threshold, allow enough material to run fully across the opening and, where needed, turn slightly up the sides to protect the corners.

For bottom, side or top seals, measure the actual fixing line rather than the opening alone. A side seal fitted to the frame, for example, may need to extend beyond the visible edge of the door. Always check the product specification for the supplied length, profile dimensions and intended fixing arrangement before cutting.

It is usually safer to buy slightly more length than required and trim carefully during fitting. Cutting a seal too short leaves a permanent weak spot, particularly at the corners where water often finds its way in first.

Fitting considerations that affect performance

Threshold adhesive needs a sound surface. Remove loose paint, dust, oil and old sealant, then make sure the concrete is dry before bonding. Cold or damp conditions can affect adhesion, so follow the adhesive guidance supplied with the kit rather than rushing the job at the end of a wet day.

Before final fixing, lay the threshold in position and close the door onto it. This dry check confirms that the door meets the seal evenly and that vehicles can cross the profile as expected. Once the adhesive is applied, keep the area clear until it has cured properly.

When fitting a replacement bottom seal, inspect the retainer channel at the same time. Bent aluminium carriers, sharp edges and corrosion can tear a new seal during installation. Clean the channel and lubricate only if the seal manufacturer recommends it. Excess lubricant can attract grit, which speeds up wear.

Side and top seals should make contact without being crushed hard against the moving door. Too little contact leaves a gap; too much can make operation heavy and cause premature wear. This is why the door should be tested repeatedly after fitting, both manually and under power where applicable.

When sealing will not solve the problem

A new kit cannot compensate for a door that is out of balance, a roller shutter with damaged guides, or an up-and-over door with worn cables and cones. If the door drops on one side, catches before closing or has visible damage to the bottom rail, repair the mechanical issue before fitting new seals.

The same applies to security. Seals improve comfort and weather protection, but they are not a substitute for sound locks, handles, latches or a properly operating electric opener. Treat sealing as part of sensible maintenance across the whole garage door system.
