A draught under the garage door is rarely just a draught. It can bring in wind-blown rain, leaves, road grit, insects and cold air, leaving the floor damp and anything stored nearby at risk. This garage door seal types guide explains where each seal fits, what problem it solves and how to avoid ordering a profile that will not suit your door.
The right answer depends on the door style, the condition of the concrete and the size of the gap. A bottom seal may be all that is needed on a sound, level floor. Where the drive falls away, the slab is uneven or water reaches the entrance, a threshold seal is often the better fix. Side and top seals deal with a different route for draughts and rain, particularly on older up-and-over doors.

Bottom garage door seals
A bottom seal attaches to the lower edge of the garage door and compresses against the floor as the door closes. It is the most common replacement seal for up-and-over, sectional and some roller garage doors. Depending on the door design, the rubber may slide into an aluminium retainer, push into a channel, screw to a timber or steel bottom rail, or fit as part of a purpose-made weather strip.
Bottom seals are usually made from flexible rubber, PVC or EPDM. Rubber and EPDM generally remain more pliable in colder weather, while PVC can be a practical option where the correct channel profile is available. The key point is not simply the material. The bead, T-profile, fin or bulb shape must match the existing carrier on the door.
Do not assume that a seal which looks similar will fit. Measure the width of the retaining channel and inspect the old strip where it slides into place. If the existing seal is cracked or flattened beyond recognition, identify the door manufacturer and model where possible. Cardale, Garador, Hormann, Henderson, Novoferm and Gliderol doors can use different arrangements even when the doors appear broadly alike.
A new bottom seal works best where the floor is reasonably flat. It can close a modest, consistent gap, but it cannot reliably compensate for a deep hollow in the concrete or a driveway that slopes towards the garage.
Garage door threshold seals
A threshold seal is bonded directly to the garage floor, just inside or across the opening. The closed door presses onto its raised rubber profile, creating a barrier against surface water, leaves and draughts. It is particularly useful when the bottom edge of the door is straight but the floor is uneven, cracked or sloping.
For many UK garages, a threshold seal is the most effective answer to rain running under the door during heavy weather. It also helps keep out dust and small pests, and can improve the feel of an unheated garage that is attached to the house. It will not turn a single-skin garage door into a fully insulated wall, but reducing air leakage makes a noticeable difference.
Threshold kits come in different heights and widths. Choose a profile high enough to meet the door and manage the gap, but not so high that it prevents the door from closing properly or creates an awkward lip at the entrance. A low profile suits a small gap and frequent vehicle access. A taller profile gives more protection where water is a recurring issue, provided the vehicle can pass over it comfortably.
Preparation matters as much as the seal itself. The concrete needs to be clean, dry and free from loose paint, oil and dust so the adhesive can bond properly. Fit the threshold in the position where the closed door contacts it, rather than guessing from the outer edge of the opening. Allow adhesive to cure for the stated period before driving over it.
Side and top weather seals
Side and top seals close the gaps around the perimeter of the door. They are commonly fitted to the frame of up-and-over and sectional doors, where the door closes against a flexible flap, brush or rubber extrusion. These seals are useful when you can see daylight at the sides, feel a draught around the frame or find cobwebs and leaves collecting inside the garage.
A side seal does not need to be excessively tight. Too much pressure can make a manually operated door harder to close and may affect the travel of an electric opener. The aim is light, even contact along the door edge. Check both sides, as a door that has settled or a frame that is out of square may leave a larger gap on one side.
Top seals prevent rain and wind from entering above the door. They are often overlooked because the gap is less visible from ground level, yet exposed garages can lose a surprising amount of heat and admit blown rain through the top edge. Pairing a top seal with side seals gives a more complete perimeter finish, especially if the bottom seal is already in good condition.
Brush seals for roller shutter doors
Brush seals use dense bristles mounted in an aluminium or plastic holder. They are widely used on roller shutter garage doors, commercial shutters and doors where a flexible rubber flap could snag or restrict movement. The brush follows minor variations in the surface without creating heavy friction.
Brush strips are very good at controlling draughts, dust, leaves and insects. They are less effective than a substantial rubber threshold where standing water is the main problem. For a roller shutter on an uneven floor, it may make sense to use a suitable bottom brush or shutter seal alongside a low threshold, but clearance and shutter travel must be checked first.
Choosing the correct seal for the problem
Start by closing the door and looking for the actual entry point. If rain comes under the centre or corners, inspect the bottom edge and floor level. If leaves blow in at the sides, a floor threshold alone will not solve it. If cold air is entering around the frame, side and top seals are the priority.
Measure the opening width before ordering. For bottom and threshold seals, allow enough length to run continuously across the full opening, with a little spare for trimming. For side seals, measure both vertical runs separately if the garage floor is not level. A small difference at the bottom can matter.
It is also worth checking the door operation before fitting anything new. Worn rollers, loose hinges, damaged cables, tired springs or an incorrectly adjusted opener can leave the door sitting unevenly. A seal cannot correct a door that is skewed in the frame. On an up-and-over door, do not adjust springs, lifting cables or cones unless you understand the system and can work safely - stored spring tension can cause serious injury.
Compatibility checks before you buy
The most common ordering error is selecting by door width alone. Width tells you how much seal is required, not whether it fits the door. For a replacement bottom strip, check the shape of the existing retainer and the dimensions of the channel. For a threshold, check the largest gap under the closed door, the floor condition and the path of the tyres.
Take clear measurements in millimetres and, if possible, photographs of the existing seal and its fixing arrangement. Note whether the door is steel, timber, GRP or aluminium, as this may affect how a replacement is secured. For powered doors, make sure a new seal does not make the closing force excessive or interfere with the opener's safety settings.

Fitting and looking after garage door seals
Most seals are straightforward DIY jobs, but take your time removing the old material. Pulling a brittle seal from a channel can leave fragments behind, and a dirty track makes fitting the new strip harder. Clean the channel or fixing surface, remove sharp burrs and use a suitable lubricant only where the seal manufacturer recommends it. Avoid stretching a bottom seal as you install it, because it may shrink back and leave a gap at one end.
Once fitted, close the door slowly and check the contact line from inside. The seal should touch evenly without folding, dragging excessively or forcing the door upwards. Trim only after confirming the final position.
Inspect seals at least twice a year, especially before winter. Replace rubber that has split, hardened, permanently flattened or pulled away from its carrier. Keep the threshold clear of grit and avoid harsh solvents that can damage rubber or adhesive. A small amount of routine attention is cheaper than dealing with damp boxes, rusting tools and a garage door that no longer closes cleanly.
A properly chosen seal is a practical upgrade, not a cosmetic extra. Match it to the door, the floor and the weather problem you actually have, and the garage will be drier, less draughty and easier to use every day.
