A garage door can still open perfectly while letting in leaves, cold air and wind-driven rain around the edges. Learning how to install garage door brush seal is a practical way to close those gaps without affecting the door’s movement - provided you choose the correct carrier, brush length and fixing method for the door.
Brush seals are commonly fitted to the side and top edges of roller shutter, sectional and commercial garage doors. Unlike a solid rubber seal, the bristles flex around an uneven surface, making them especially useful where the door needs clearance to travel. They are not always the right answer for the bottom of a door, where a rubber bottom seal and, if needed, a threshold seal usually give better protection against standing water.
Check where the draught is coming from first
Before ordering or fitting anything, close the garage door in daylight and inspect the perimeter from inside. Look for visible daylight, accumulated dirt tracks, leaves caught in the opening and water marks on the floor or side walls. A gap at the sides or across the lintel is a good candidate for brush sealing. A gap underneath the door needs a different solution.
Also check whether the issue is actually caused by a worn component. A roller shutter door that is sitting unevenly, an up-and-over door with tired rollers, or a sectional door with a loose track may leave a larger gap on one side. Fitting an oversized brush to hide the problem can increase drag and place extra strain on the mechanism. Put the door back into proper alignment first, then seal the remaining clearance.
Choose the right garage door brush seal
The term brush seal covers several products. Most consist of densely packed polypropylene bristles held in an aluminium or plastic carrier. The carrier may screw directly to the frame, slide into an existing channel, or fit within a purpose-made extrusion. Compatibility matters as much as brush length.
Measure the full width or height of the opening where the seal will sit, not simply the door itself. Side brush seals generally run from the floor to the underside of the lintel. A top seal usually spans between the side frames. Allow for neat square cuts, but do not make the seal so short that it leaves a gap at either end.
Brush length should bridge the gap with light contact. For example, a 50 mm brush is not automatically the best choice for a 45 mm gap. The bristles need a small amount of compression, but they should not be bent flat when the door is closed. Excessive contact can make manual doors harder to operate and may affect the travel of an electrically operated roller shutter.
Consider the fitting surface as well. A sound timber frame accepts screws well, while steel frames may need self-drilling screws or pre-drilled fixing holes. Masonry reveals require suitable plugs and screws. If an existing brush strip has a slide-in carrier, retain and measure that carrier before choosing a replacement; the channel dimensions can vary considerably.
Brush seal versus rubber seal
Brush seals are best for side and head gaps, irregular surfaces and moving doors that need a forgiving contact edge. Rubber seals are generally better at the bottom, particularly where rainwater reaches the opening. For a garage on a sloping drive, a threshold seal bonded to the floor can help divert surface water, but it must be positioned so the door closes correctly against it.
A combination often gives the best result: brush sealing around the sides and top, with a correctly matched bottom weather seal below. This approach reduces draughts and debris without forcing one product to do every job.
Tools and preparation for fitting
For a straightforward screw-fixed installation, have a tape measure, pencil or marker, drill, appropriate drill bits, screwdriver or driver bit, hacksaw or mitre saw, file and suitable fixings ready. Wear gloves when cutting aluminium carrier sections, as freshly cut edges can be sharp.
If the garage door is automated, isolate the power before working near the tracks, curtain or operating mechanism. Do not drill into a frame until you have checked what sits behind it. On some doors, a poorly placed screw can foul the curtain, track, cable or electric operator.
Clean the fixing area before starting. Remove fragments of the old seal, loose paint, rust scale and dirt that would prevent the carrier sitting flat. A brush seal cannot compensate for a warped frame or a crumbling timber stop, so repair the surface where necessary.
How to install garage door brush seal step by step
Mark the carrier position
Close the door fully. Hold the brush seal in its intended position with the bristles touching the door surface or curtain. The carrier should sit straight and secure, while the bristles make gentle, even contact along their length.
For side seals, start at the floor and work upwards. For a head seal, mark a level line across the lintel or frame. Check the position at several points rather than relying on one measurement, especially in older garages where the opening may not be perfectly square.
Cut the seal carefully
Measure twice and cut the carrier to length. A fine-tooth hacksaw is usually sufficient for aluminium sections. Support the carrier while cutting so it does not twist, then file off sharp burrs. If the brush insert is supplied separately, cut it just slightly longer than the carrier where the design allows, so the ends fill the corners properly.
Dry-fit each section before drilling. This is the point to confirm that the door can still move freely and that the bristles are not trapped, folded over or pushed aside by a raised hinge, handle or track bracket.
Fix without distorting the carrier
Drill pilot holes where required, then fasten the carrier from one end to the other. Use enough fixings to keep it straight and prevent it bowing away from the frame. The exact spacing depends on the carrier and surface, but the aim is consistent support rather than a few screws placed far apart.
Do not overtighten screws. Aluminium carriers can distort, and a bowed strip may leave the brush uneven against the door. Once the first side is fitted, close the door again and inspect the contact before installing the opposite side and top section.
Test the door through its full travel
Open and close the door several times. Watch the brush as the door moves. It should flex smoothly, return to shape and remain clear of rollers, cables, hinges and guide tracks. A light brushing sound is normal. Scraping, snagging or a motor that appears to labour is not.
On an electric door, restore power only after confirming nothing obstructs the mechanism. Test the door from a safe distance first. If the operator has force settings or safety functions, do not adjust them simply to overcome resistance from an incorrectly fitted seal. Reposition or shorten the brush contact instead.
Common fitting mistakes to avoid
The most common mistake is treating every gap as a brush-seal job. If water is entering under the door, focus on the bottom seal, floor level and threshold arrangement. Another is choosing bristles that are too long in the hope of improving insulation. Heavy compression does not make a better seal; it adds friction and wears the bristles more quickly.
Avoid fixing the brush directly onto the moving part of a door unless the product is designed for that application. In most installations, the carrier is fixed to the stationary frame and the bristles contact the moving door. This gives a more consistent seal and avoids adding unnecessary weight or loose fixings to the door.
It is also worth checking the corners after fitting. The side and top sections should meet closely, as small corner gaps are often where cold air and insects continue to enter. Where the opening is particularly uneven, a brush seal is forgiving, but severe gaps may need frame repairs or a purpose-made larger-profile seal.
Keep the seal working
A brush seal needs little maintenance, but it should not be ignored. Every few months, brush away cobwebs, grit and leaves caught in the bristles. Check that the carrier fixings remain tight and that the bristles have not become permanently flattened. This is particularly worthwhile after winter, when wind-blown debris and repeated damp conditions can take their toll.
If the seal is worn only in one area, inspect the door alignment before replacing it. Localised wear often indicates that the door is rubbing unevenly rather than normal ageing.
